A charming 18th century detached farm cottage 150 metres from public roads
A mile from picturesque Hawkshead village, Hatters Cottage is surrounded by gardens and fields - the only rented property on our smallholding. You can walk and cycle from the cottage door on quiet footpaths, lanes and forest tracks - no need to take the car. Mountain walking, watersports and many local attractions are within easy reach; or you can just enjoy the peace of the leafy private garden.
DOWNSTAIRS
The front door leads straight into the sitting room with two comfy sofas, an easy chair, TV, DVD player and Wifi. Next door is the kitchen/dining room, fully remodelled this year. In the dining area the antique furniture – beech chairs, oak table and welsh dresser - retain the old-world atmosphere.
UPSTAIRS
• Bedroom 1 with a 5-foot double bed
• Bedroom 2 with twin beds
• Shower room with wash-basin, WC and heated towel rail

Used for hat-making in the 18th century the cottage has been renovated throughout, retaining the wooden beams and stone hearth [sorry no longer an open fire]. The windows look out onto the cottage's private garden, and at the back to gardens, fields and woodland, with mountains beyond.
Guests have sole access to the cottage, the garden and patio in front, complete with chairs and table (barbecue available on request). The nearby barn has a large rack for drying wet clothes and ample space for storing bikes.
We try to ensure that our guests are able to enjoy the tranquillity of the place. We’ll meet you on arrival and check that you have all you need for your stay. Thereafter we’ll aim to leave you in peace. We live in the farmhouse next door so we are usually around to help if you need information or in case of problems.
OTHER THINGS TO NOTE
All linen and towels are provided. There is parking for two cars at the farm gate, 50 metres from the cottage and 100 metres from the road.
WiFi is supplied to the cottage living room via an aerial on the adjacent barn. The connection is generally reliable but in this relatively remote spot it is occasionally temperamental; we cannot guarantee it 24/7.
7 nights is the normal minimum stay; but we're flexible out of season and at short notice, so it’s worth enquiring – just email us and we’ll try to arrange something.

• A wonderful location: secluded situation, with a wide range of lovely walks and cycle rides from the doorstep.
• Hidden Gem. Wonderfully situated for walking across the fields, either down hill to Hawkshead or up hill to the Tarn.
