Ground level one-bedroomed cottage with own garden in grounds of country house.

This comfortable one-bedroomed cottage (central in the first photo) is built in natural Welsh stone and is one of three conversions from service buildings in the grounds of a 19th century house that has stayed, through five generations now, with the family that built it, and is listed as being of special architectural interest. The cottage has its own walled garden opening into the main 5 acre garden which is for all to enjoy along with 15 acres of private woodland above. It enjoys the all-important Wi-Fi.

The front door leads into a good-sized LIVING-ROOM with its 3-piece suite, dining-table and chairs, Sony TV, typical Welsh dresser, and fold-away 2'6" x 6'3" bed for a third person. The room has two night storage heaters, a log-effect radiant heater, and an open log fire which heats the room by air convected around its firebox as well as by direct radiant heat.. Dry, seasoned wood is available for purchase on site. The wide window looking into the tree-surrounded garden results in the cottage doubling as a bird-hide.
A second door leads off the living-room into a central passage-way which gives access to the three other rooms.
The BEDROOM has a double bed with blankets, eiderdown and pillows, and is heated by a time-controllable oil-filled electric radiator and a fan heater.
The KITCHEN has an electric cooker, microwave oven, fridge, toaster, and wall-mounted fan heater with time-control. It opens into the cottage's own roomy and seasonally sunny garden which enjoys views of the hills and mountains which all the rooms look out to except for the fully tiled
BATHROOM which has a matching suite (twin-grip bath with electric shower, hand-basin, w.c.), wall-mounted fan heater with shaving socket, and immersion heater with time-switch.

POSITION. Brynygwin lies half-way between Dolgellau and the picturesque estuary-head village of Penmaenpool with its famous George III pub, 1 mile from each and 8 miles from Fairbourne's unspoiled golden beach. It is well positioned for quick car access or choice of two pleasant walks/rides into Dolgellau which lies in the southern section of Snowdonia with the mighty Cader Idris rising above it in the south; the spectacular Mawddach estuary to its west; the Precipice Walk hills, the forest of Coed-y-Brenin and the impressive Rhinog range of mountains to the north; and to the east the famous river-side Torrent Walk and the Aran mountains near Bala which boasts Wales’ largest natural lake.
Brynygwin is ideally positioned for exploring either side of the unspoiled Mawddach estuary by foot, cycle or car. The long high mountain ranges that flank either side of the estuary, its wooded tributary valleys, each with single-track road and pathways down to the estuary floor, and the two bridge-crossings at the head and mouth of the estuary - all these make for a walker's paradise with over 30 detailed mapped guidesheets provided.
